Big news! Our PBSA-led repurposing of a redundant office building in Elephant and Castle – 182-202 Walworth Road – has won the NLA Housing Award 2025.

 

Run by New London Architecture, the NLA Awards celebrate the projects shaping a better London, with winners selected by an esteemed international jury alongside local expert assessors and presented at the prestigious Guildhall. We’re proud to see Walworth Road recognised in that company.

 

It’s a fantastic endorsement of the project, and a real signal of confidence in the kind of impact-led, locally-rooted development London needs more of.

 

Walworth Road is the first scheme we’re delivering through our Sustainable Communities London JV with PATRIZIA – a partnership focussed on using alternative living to unlock the delivery of affordable homes and meaningful social infrastructure across the city.

 

It will provide 283 student beds alongside 35% affordable homes – all for social rent, a courtyard garden open to everyone, and new community facilities designed for long-term local benefit.

 

Working with architect Howells, landscape practice Harris Bugg Studio and in deep partnership with local charity Pembroke House, the project has been shaped from the outset around Walworth’s needs and ambitions, including a pioneering Community Kitchen we are delivering with Pembroke House at its heart.

 

By unlocking a redundant commercial site for alternative living, Walworth Road shows how PBSA can meet housing demand while also creating lasting value for neighbourhoods, communities, and the local environment.

 

With unanimous planning consent already in the bag we’re looking forward to starting on site in early 2026.
