STRATEGY

A residential led mixed-use redevelopment in Elephant and Castle where we are delivering 283 student beds plus 23 on-site high quality, affordable new homes, a dedicated new community space and significant new greening and public realm.

 

Through high quality design, listening to local people to understand the area’s under-served needs, and placing a focus on embedding culture, nature and the highest energy efficiency standards, the project will provide meaningful positive impact for the area’s existing and emerging communities.

 

A new public route, landscaped courtyard garden, and dedicated community space and kitchen will offer environmental and social well-being benefits, bringing together local residents, students and the wider public.

 

Embracing a whole life carbon and circular economy approach to design, the retention and reuse of the existing wing facing onto Walworth Road was a key early decision to reduce the upfront embodied carbon. To deliver an efficient scheme in operation, the development adopts a fabric first approach and will be all electric, optimising the use of air source heat pumps and PV. Alongside climate mitigation, climate resilience and nature-based solutions have been a focus, including extensive green and blue roofs as part of the SuDS strategy and new healthy, green public and residential courtyard gardens contributing towards a significant Biodiversity Net Gain, and certification to at least BREEAM Excellent.

Our ambition is for Chatelain House is to be an active and meaningful

contributor to public life on this part of Walworth Road. We aim to transform this 0.34 hectare site,

putting the community at the heart of the project, with a

permeable ground floor given over to public-facing and

community-led uses
