We’re delighted to announce the launch of Fabrix Sustainable Communities London I – a new £100m joint venture between Fabrix and leading real assets investment manager PATRIZIA, to deliver sustainable, affordable and alternative housing in London, backed by over £100 million of investment firepower.

 

This new platform is designed to tackle London’s housing crisis head-on – investing in the delivery of alternative living through the creative resuse of underutilised urban spaces, to unlock affordable homes and meaningful social infrastructure.

 

For Fabrix, this represents a significant milestone – a step-change that expands our platform through strategic diversification into the residential sector, and partnering with a global institutional impact investor to help scale delivery. Our focus now spans three core strategies: Workspace, Alternative Living, and Regeneration.

 

The JV’s first project is already under way – 182-202 Walworth Road. Our 130,000 sq ft, PBSA-led transformation of a redundant 1980s office building in Elephant & Castle will provide 283 student beds and 35% on site affordable homes – all at social rent – alongside a co-created community kitchen, community garden and new high street shops.

 

This project exemplifies what Sustainable Communities London stands for – impact-driven regeneration, unlocking new housing capacity while fostering inclusion, sustainability and long-term social value.
