Purchased in May 2017 The Billiard Factory campus is located on Holloway Road and comprises 23,000 sq ft across three buildings all arranged over ground and two upper floors. Following acquisition of this former billiard table factory a planning application was achieved for a change of use from storage (B8) to office use (B1).

 

The campus underwent an extensive refurbishment that focussed on delivering affordable design-led space while retaining heritage design features such as exposed brickwork walls and timber trusses. The Gatehouse and Mews buildings are let to Blink Productions, an award-winning British commercial and music video production company. The 15,000 sq ft Warehouse building located at the rear of the campus has been delivered to a Cat A specification while retaining its vibrant warehouse characteristics.

 

The acquisition of the campus included The National Youth Theatre (NYT), a world-leading youth arts organisation. Established in 1956 as the world’s first youth theatre, they have nurtured the talent of hundreds of thousands of young people over 60 years including starts such as Dame Helen Mirren and Daniel Craig. NYT have become a long-term partner of Fabrix both at this site and across our portfolio. We have worked with them across multiple events to help promote the arts.

 

The Gatehouse entrance is occupied by The Green Room Café, a local favourite in N7. The café acts as a building reception, bringing campus and community together through creative and charitable events.

This former Victorian billiard table factory extends to 23,000 sq ft across three buildings: The Gatehouse, Mews and Warehouse. These have been lovingly restored to create contemporary yet refined workspace that is genuinely affordable
