A major milestone at Bow Bells on Cheapside, with a 70,000 sq ft pre let to leading law firm Bristows signing up for the top four floors of the building.

The deal, completed on behalf of owner Fubon Life Insurance Company alongside its European investment manager Patrizia, will see Bristows move its headquarters from Blackfriars to the repositioned City building, just moments from St Paul’s. It also takes Bow Bells to 50% let, well ahead of completion in 2026.

Our upgrade of Bow Bells is led by a sharp, targeted retrofit approach that focuses on the things occupiers actually care about. An all electric building. Proper, design-led shared spaces. Landscaped terraCes throughout, with access to nature for everyone. And best-in-class end of journey facilities.

A further 70,000 sq ft of sustainable City headquarters space remains available across three floors, including access to a large communal terrace overlooking the spire of Wren’s St Mary-le-Bow Church – of ‘Oranges and Lemons’ nursery rhyme fame – alongside a dedicated business lounge.

Knight Frank and Newmark are leasing agents, with Cushman & Wakefield advising Bristows.

“Securing a pre let of this calibre in the current City market underscores both the enduring draw of well located, high quality space for top tier occupiers and the strength of the Bow Bells proposition.

It’s a testament to the quality of the asset, the clarity of Fabrix’s development vision, and the market’s appetite for centrally positioned, future proofed offices that combine amenity with strong environmental performance.”
